Dealing with viewings

Once you get some interest in your property from your schedule, or your newspaper adverts the next important step is the view themselves.

Firstly make sure you have prepared your home prior to any viewing so that your home looks at its best.
 

We would recommend you do the following prior to a viewing:
 

  • Print out a copy of your schedule for viewers to take away
     
  • Keep a notebook so you can make some notes about viewers
     
  • Make sure you know all the likely questions they will ask such as:

         -  Local schools
         -  Council Tax
         -  Bills
         -  Etc.
     
  • Plan a route to show them through the house
     
  • Make sure any pets are out of  the way
     
  • Try not to cook before a viewing as will create unwanted smells



During a viewing we would recommend you:

 

  • Lead the buyers through the property as per your planned route
     
  • Always highlight at least one positive about each room
     
  • Try and gleam some information about the buyer such as:

         -  Do they have a property to sell
         -  What their timescales are for moving



After a viewing you should:

 

  • Contact them if they haven’t contacted you after a few days
     
  • If they aren’t interested in buying don’t be afraid to ask why for some constructive feedback, there’s maybe something you need to change to make the property more appealing.
